Lovely hotel in a beatiful city! Very clean & spacious rooms, very good location and very helpful, polite and always smiling staff! They carried us from and to the airport without an extra charge and they were always willing to offer us all kinds of advice! Generally, an excellent choice!
More variety in the breakfast menu would have been a good idea.

The hotel is conveniently located near the sunday market. It is close to basically anything and everything you'll need. The staff is very friendly and makes you feel at home. They can help you with everything. Since the hotel is not very big its easy to get to know the people working there, have a drink with them at the end of the day, and learn Thai as you go. This is the best hotel we've been in during our trip in Thailand so far.

The hotel is not in the centre of it all, but still very very close (5-10 min walk) to the bar area and to the "old" city centre and temple as well. Its situated in quiet street, a bit hidden. Room was clean, including clean bathroom. Personel quite helpful.
nothing worthy to mention

One of the best hotels I have ever stayed in, staff particularly Nong at the reception and the man who drove the van were fantastic. Great location especially for the sunday walking market (much better than the night bazaar), good area of the old town, some streets on the other side of Tae Phae gate are quite sleezy so this was great. Breakfast was basic but we were both happy and full. Driver took my husband to the shooting range (same price as booking direct) while the reception organised for me to go to one of the day spas again same price as booking direct. Room felt luxurious compared with other places we have stayed in the same price bracket, second night we upgraded to a suite which was beautiful.
It was quite noisy, rooster crowinn each morning at day break and walls were quite thin so any noises during the night I would wake up. Still well worth staying there

Spacious room, very kind staff, good breakfast (at least the best we had in a Thai hotel so far)
The toilet was not very clean and they didn't change the towels nor the sheets for 4 days. It was also a bit difficult to reach because no taxi nor tuktuk driver seemed to know the place (even when we gave them the address).

The staffwere about as warm as you could possibly imagine, especially Nong, the manager. She went out of her way to make our stay feel special. First we were upgraded to a suite but more importantly, Nong went out of her way to make sure that we booked the right excursions (Thai cooking, boxing and tour to take in the sights - we only had three days to spend there). The rooms were kept beautifully, the breakfasts were well prepared and most importantly, the location which is in the old city is close to some of the most beautiful and old temples in Thailand. While we were there many people were turned away because the hotel was full. If you are going to Chaing Mai this is the place to go to so book ahead, you won't be disappointed.
There is some confusion on the part of the taxi and Tuk Tuk dirvers because the address on the booking isn't right! However they will get there eventually!

Excellent location. Sunday Market was just less than 5 min walk. The hotel is also pretty close to Tha Pae Gate, which made things easier in terms of telling the taxi driver where to drop us off. Despite it's convenient location, the hotel is located a quiet (yet safe) environment, my mom has always been a light sleeper but she found no problem sleeping in this hotel at all. The staff are warm and welcoming, their breakfast isn't the best, but for the price and value it's good indeed, and the food is freshly prepared upon request. I had muesli with yogurt and fruit for all the 4 mornings and they freshly cut the fruit for me, which I am quite impressed. In addition, two bottles of water are included, the wifi signal is strong too. I would stay here again if I am ever visitng Chiang Mai again!
Nothing really much to complain about. Just a reminder, the hotel is a 4-storey building which has no elevator. If you found difficult to walk up so many stairs please try to make request to stay one 1st/2nd floor during booking.
